You agree a price with the buyer, usually with a private reservation or deposit contract (contrato de arras). The sale is completed by signing the deed before a Spanish notary (notario), after which it is registered. If you are not a Spanish tax resident, the buyer withholds part of the price for the tax office, so plan your tax return in advance.
