Which documents do you need?

  • Certidão permanente from the Land Registry
  • Caderneta predial from the tax office
  • Energy certificate (certificado energético)
  • Habitation licence (licença de utilização), where applicable
  • Your Portuguese tax number (NIF)

How does a sale in Portugal work?

Buyer and seller usually sign a promissory contract (contrato de promessa de compra e venda) with a deposit. The transfer is completed with the deed (escritura) at a notary or through the government Casa Pronta service, after which the new owner is registered.

Can I sell my property in Portugal without an agent?

Yes. Private sales are allowed; the deed is signed at a notary or Casa Pronta, not at an agent.

I live outside Portugal. Can I still sell?

Yes. You will need a NIF, and you can sign through a power of attorney (procuração). We help you plan the steps.

Who pays the transfer tax?

The transfer tax (IMT) is normally paid by the buyer. As the seller you may owe tax on the gain; ask a Portuguese tax adviser.
