  • Energy certificate (Energieausweis) — required in adverts and viewings
  • Recent land register extract (Grundbuchauszug)
  • Floor plans, living-area calculation and building description
  • For apartments: declaration of division (Teilungserklärung) and minutes of owners' meetings

How does a sale in Germany work?

Once you agree on a price, a notary (Notar) drafts the purchase contract. In Germany the contract is only valid when it is notarised, so buyer and seller sign it at the notary. The notary then arranges the registration in the land register and the payment.
